Buyers Are Out There

It’s been a bumper May for residential sales here at MC, with more buyers attending opens and 11 sales recorded in the past two weeks. These include modern homes in Waurn Ponds and Marshall, two homes in Armstrong Creek, a one bedroom unit in Hamlyn Heights, an apartment on the waterfront, a first home buyer special in Whittington and land in St Leonards.


Now more than ever, buyers are tech savvy and doing their research, so it’s important to get the price right and market the property to attract the widest range of buyers. This will reduce time on market and ensure the quickest result. Over years of experience we have found that in so many cases the early offers are often the best, and holding out for a better offer can result in the property languishing on the market with progressively less interest.


Market value is the price a willing buyer at arm’s length will pay for a property on any given day. This is estimated by looking at recent sales of comparable properties in the immediate vicinity, assessing presentation and assuming a full marketing campaign. A home which takes into consideration these factors will inevitably attract the buyers currently in the market and in Geelong there are always buyers looking for their next
home.
