Tips on preparing your home for sale

First impressions are most important to Potential Buyers when they inspect a home. Many properties can be sold MORE QUICKLY and at a more FAVOURABLE PRICE to the Vendor if they are well presented for sale.

  • KEEP THE GARDEN NEAT AND TIDY – Lawns mowed and garden beds weeded.
  • REMOVE OBJECTS SUCH AS TOYS on front steps which might cause accidents.
  • Our joint aim is to make the Potential Buyer FEEL AT HOME and therefore if it is cold outside, keep your Home warm; if it is hot outside, keep your Home cool – soft music is sometimes helpful. Turn off the TV or any loud music.
  • MAKE SURE THE HOUSE IS CLEAN – remember unmade beds, dishes in the sink, full ashtrays and dirty ovens don’t leave a sparkling impression.
  • ROOMS, WARDROBES and GARAGES all look larger if they are tidy. Remove any unnecessary clutter.
  • REPAIR ANY ANNOYING DEFECTS such as dripping taps, broken window panes, sticking doors, etc.
  • INSPECTIONS - In our experience buyers are more comfortable inspecting the property with the selling agent only. We recommend that the owner leaves the property for the duration of the inspection. For security reasons, we take full names and phone numbers of all inspecting parties.
  • TRY TO KEEP PETS OUT OF THE WAY – Not everyone loves pets and many would not like to think of pets living inside the home they could potentially purchase.
  • Above all DO NOT DISCUSS THE PRICE, TERMS, POSSESSION and any other factors with Potential Buyers.
  • DO NOT ALLOW PEOPLE ACCESS TO YOUR HOME unless an Agent is present or unless a specific appointment has been made by the Agent, even if a prospective buyer provides an Agent’s card and suggests that the Agent consented to an inspection without them.
  • SWIMMING POOL/SPA – Should your property have an external pool or spa, then the requirements of the Building Regulations Act (1994) Victoria and the Municipal Authority should be met.
  • ARRANGE FOR VENDORS SECTION 32 - Statements to be prepared by your legal representative. This will ensure that all paperwork can be completed promptly once an offer to purchase has been accepted
